Sloping ceilings (all Bedrooms & Living room) to be 100 x 9mm T&G 'teng' hardwood finished with matt polyurethane.
Flat ceilings under concrete roofs to be 10mm plasterboard, painted.
Walls generally
To be flat plaster finish painted.
Floors
Bedrooms to be T&G 'teng' hardwood with satin polyurethane finish.
Living & passage floors to be off-white terrazzo.
Dining raised floor section to be 'teng' hardwood as for bedrooms.
Wet area and kitchen floors to be cr?me colour terrazzo.
Windows & doors
All joinery to be 'teng' hardwood frames with clear glass.
External Doors to be glazed timber frames. Cupboard / wardrobe doors to be 'teng' frames with open louvre infill panels.
Door hardware to be Lockwood satin stainless (lever type handles)
Bathrooms
Bath to be moulded terrazzo built on site with 8 jacuzzi water jets.
Provide terrazzo 'splashback' up to 1metre above floorlevel.
Shower base to be terrazzo to match floor. Shower walls to be selected glazed 'handmade' 100 x 100mm tiles in cr?me colour.
Vanity shelf to be terrazzo finish concrete 650mm high with 'freestanding' ceramic bowls. Provide terrazzo splashback as for bath.
WC to be American Standard lowset onepiece dual flush system in white colour, with handspray fitting.
Tapware to be selected from the Grohe 'Tenso' range.
Shower to have fixed rainshower head and handheld shower.
Kitchen
Cabinets to be prefabricated with laminated carcasses and solid wooden doors & facing pieces. Bench tops to be selected polished granite.
Sink to be pressed seamless stainless double bowl type with built-in drainer.
Oven to be under-bench type fully automatic glass front.
Hotplates to be ceramic 4 burner with recycling extractor fan over.
Built-in joinery
All built in wardrobes to be solid timber & face veneer plywood with hanging rails, drawer sets & shelves. Individual timber framed open louvre doors with internal microswitch activated lights.
Entry dresser in Bed. 1 to be solid timber top with timber faced drawer sets under.
Gallery passage cupboard to be fitted with 5 shelves.
Cupboard in Parking area to be fitted with 3 shelves for 50% of it's length. Remaining 50% to be left open.
