The Freehold (Chanote) title land upon which Layan Gardens is built is fully owned with no encumbrances of any sort. Each apartment comes with a 150-year lease (30 year registration with four automatic pre-paid extensions) but additionally once the development is completed yourself and your fellow owners will be given the land in its entirety including all common facilities and roads etc. This means that whilst you will hold a 150-year lease you will also be leasing from a company that is solely owned by yourself and the other owners. You and your investment cannot possibly be more secure!
The apartment buildings at Layan Gardens are only three floors high and have been designed to fit seamlessly into the landscape. All existing earth contours have been kept and so the feel of Layan Gardens is at one with nature whilst providing all the facilities and comfort you deserve to maximize your enjoyment. The entry road and car parking is at the rear and round the outside of the development leaving the maximum space possible for the facilities with only them and the tropical gardens and water features in view from every window, terrace and balcony of your home. There are only 40 apartments on this wonderful 6-acre (13.5 Rai) site giving low density, which ensures that the space for the amenities and facilities within the tropical gardens is more than sufficient to allow for maximum enjoyment. The views and aspects from each of the apartments in Layan Gardens are superb in every case. The ground floor homes are sat in a beautiful and private tropical garden with large terraces and balconies upon which to enjoy the enchanting surroundings and give easy access to the many facilities Layan Gardens has to offer. Most of the 1st floor units have wonderful views either south across the lakes to the Bang Tao valley and Laguna Phuket Golf Course to the hills beyond or westward across the lakes and beach approaches to the beautiful west coast and in some cases the Andaman Sea. From the Penthouses and their roof gardens and terraces the Andaman Sea awaits you and fabulous sunsets are well worth making sure you are sat comfortably, drink in hand to fully enjoy!
Three large swimming pools cascade from one to another down the gentle hillside with adjoining slides to make it even easier and more fun. A kid’s pool and playground with sandpit is set off to one side of the pool together with a superb pool bar and sala area which ensures that you can stay in the shade if you wish and keep your drinks cold all day and night long. A beautiful putting green surrounded by bunkers and chipping area allows practice before hitting off at either the adjacent Laguna Phuket Golf Club or one of the four other outstanding courses within a leisurely 20-minute drive. For those athletes and keep fit enthusiasts we will have an outdoor, fully equipped exercise area and a first class, all-weather tennis court. The developers will be offering a total furniture package specifically designed for each different home for those buyers who simply wish just to move in and relax! The components of the package, which will include not only furniture but bed linens, towels, cutlery, glassware and tableware, will be determined prior to completion to ensure availability and supply and all buyers who request them will be sent details in February 2006.
There is no need to hire a car if you don’t wish to yet still have maximum mobility within the Laguna/Layan area. From 10am until 11.30pm every day our own shuttle ‘Tuk Tuk’s’ will take you and your family to the fabulous beaches of Layan and BangTao, the Laguna Phuket Hotels and Golf Club, the Tinlay Place shopping and entertainment area and on market days (Wednesday evening and Sunday Afternoon) to the local fresh food and clothing market to mix with the locals and snap up the bargains! Should you wish to earn income through letting your apartment whilst not in residence our management office will do that for you. They will also provide all the services that you will require during your stay such as laundry, maid service, car and boat hire, excursion and show tickets and mostly anything else that you can think of. Our on-site engineering and maintenance team will also immediately attend to any needs you may have in order to ensure that you do as little as possible other than relax and enjoy your home and environment to the maximum!
