A manager will be appointed and employed by JL Kathu Palms Co. Ltd. to organise, arrange and perform maintenance work. The manager will reside on the site, in accommodations provided by JL Kathu Palms Co. Ltd. He will be assisted in his duties by the staff deemed necessary to carry out the maintenance, whether through contract or permanent employment. In general, the outside of the buildings, common areas and external facilities will be included in the scope of maintenance. The interior of the apartments will be the responsibility of the owner.

• Service and maintenance of the swimming pool, related structures and equipment. |
• Provision of toiletries in the poolside toilets. |
• Maintenance of the garden areas. |
• Provision and payment of electricity costs for external lighting and equipment. |
| • Repainting of common facilities and building exteriors as required. |
| • General upkeep and maintenance of common areas and building exteriors. |
| • Provision and ongoing maintenance of emergency lighting and fire prevention devices. |
| • Ensuring poolside equipment is maintained in good working order. |
